Kidney Health For Seniors: Tips By Serene Amara by Columbia Pacific

Kidney health for seniors

The kidneys are important organs. They clean the blood by removing waste, toxins, and extra fluid. The kidneys also help control blood pressure, make red blood cells, keep bones healthy, balance chemicals in the blood, and make important hormones. If the kidneys do not work right, harmful toxins and too much water stay in the body. This can lead to kidney failure. For seniors, maintaining kidney health is extremely important for their overall well-being. As people age, their kidneys may not work as well as they used to. Therefore, it is important for seniors to take extra steps to protect their kidney function. As one of the leading retirement communities in India, we share some of the useful insights on maintaining kidney health for seniors: 1. Stay hydrated: Seniors must drink sufficient water throughout the day. Adequate fluid intake helps the kidneys effectively flush out toxins. Seniors must consult their healthcare providers to determine the right amount of water intake. Their doctors will consider factors such as age, gender, previous health conditions, and other individual needs before making a recommendation. 2. Healthy diet: Seniors should follow a balanced and nutritious diet. This should include a daily intake of fresh vegetables, fruits, lean proteins, whole grains, and healthy fats. Seniors should limit processed foods and high-sugar items. Dietary needs can vary greatly amongst individuals. Hence, seniors should consult a nutritionist and follow a personalised diet plan for optimal kidney health. 3. Manage blood pressure and blood sugar: High blood pressure and diabetes are known risk factors for kidney complications. Seniors suffering from these conditions should regularly check their kidney functions and follow the dietary and medication recommendations. 4. Medication management: Many seniors take multiple medications, some of which may have adverse effects on the kidneys. Seniors should coordinate with doctors for proper medication management. Whenever a new medication is prescribed, seniors should follow medical advice closely regarding dosage adjustments. 5. Regular check-ups: Regular screening for kidney function is important for all seniors, even those without known kidney disorders. Routine tests can detect early signs of kidney damage or other conditions. Leading retirement communities in India offer senior-focused health services such as health screenings, assessments, and consultations with visiting health professionals. 6. Maintain a healthy weight: A healthy weight is important for kidney health. Obesity can lead to various health issues, including kidney disease. Seniors should aim to maintain their ideal body weight through a balanced diet and regular physical activity. 7. Avoid smoking and reduce alcohol intake: Smoking harms kidney health. Seniors who smoke should strive to quit entirely. Also, excessive alcohol consumption should be reduced to lessen the burden on the kidneys. 8. Manage stress: Chronic stress can affect kidney health. Practices such as yoga and meditation can significantly lower stress when performed regularly. Many retirement communities in India host yoga and meditation sessions to help seniors cope with challenging situations. Can real estate agents help NRIs buying property in India?

NRIs buying property in India

Many senior NRIs consider investing in properties in India. However, navigating the real estate market can be challenging for them since they may not be aware of the legalities and technicalities of owning property in the country. This is why NRIs often decide to entrust a significant portion of the property transaction process to reputed real estate agents. Here, we share some of the ways these agents can help NRIs buying property in India. 1. Understanding local regulations: Real estate agents possess intricate knowledge of each aspect of property transactions. They can help senior NRIs comply with all local regulations and ensure they make informed decisions. These professionals not only help seniors navigate through various legal and procedural norms but also ensure that their clients are fully aware of all aspects of the property deal. From understanding local laws to complying with tax implications, real estate agents provide invaluable guidance to senior NRIs. 2. Market insight and trends: Real estate agents are knowledgeable about current market trends and property values. NRIs trying to navigate the market by themselves may get duped into buying a property for more than it is worth. However, with a trusted agent, this is never the case. Also, agents can recommend properties based on upcoming developments, neighbourhood safety, and many other factors. These recommendations enable NRIs to make informed decisions based on their preferences and choices. 3. Searching for property from abroad: One of the biggest challenges NRIs face when looking for property in India is searching for a suitable one while residing abroad. However, appointing a reliable real estate agent can make the process much easier. The agent can act as the NRI’s representative and explore properties based on their preferences and criteria. They can provide a detailed description of the property and its surrounding factors, giving NRIs a realistic picture. This information can help NRIs make an informed decision on whether to proceed with the purchase. With the help of a trustworthy real estate agent, NRIs can find a suitable property in India without having to be physically present. 4. Negotiation expertise: Unlike senior NRIs who might not have experience in the Indian real estate market, an agent is well-equipped to undertake negotiations. They are aware of the current pricing trends of properties and have the necessary experience to negotiate deals that benefit NRI buyers. They can also ensure that specific clauses are integrated into the purchase contract to safeguard the interests of their clients. 5. Streamlining documentation: Buying a property in India requires buyers to complete an extensive amount of paperwork. This can be overwhelming, especially for NRIs who are unfamiliar with the documentation process. Real estate agents are acquainted with the necessary documents and help NRIs prepare and submit them. They can also check and verify the property’s documents to ensure the transaction is legal. Looking for senior living communities for NRIs? Legal terms that NRIs buying property in India should know

NRIs buying property

NRIs often consider buying property in India and eventually settling down in the country after their retirement. For NRIs, this decision can hold special spiritual and personal significance, as it allows them to reconnect with their roots and immerse themselves in the country’s rich culture and traditions. However, before making any property purchase, NRIs must be aware of certain legal jargons associated with such transactions. Here, we share some of the common legal terms that an NRI buying a property in India must know: 1. Title Deed: The title deed is a legal document that establishes the ownership of a property. Before deciding on a property, NRIs must check the deed and verify whether the seller’s name is on it. The property can only be legally sold to the NRI buyer if the seller is also the title deed holder. 2. Power of Attorney (POA): NRIs can use a Power of Attorney to appoint a trusted individual, often a close relative or friend, to act on their behalf in property transactions. This arrangement makes it easier to handle transactions even when NRIs are abroad. It is important for them to understand the differences between specific and general POA, as well as the scope of granting a POA to someone. 3. Stamp Duty: Stamp duty is a tax levied by various Indian states on property transactions. The stamp duty rate can differ based on the state where the property is being purchased. NRIs must familiarise themselves with the stamp duty rules and rates beforehand. Proper payment of stamp duty during the property purchase is necessary to avoid legal ramifications. 4. Mutation of Property: Mutation is the process through which property ownership is legally transferred after a transaction. NRIs must undertake the property mutation to ensure it is officially passed on to their name from the previous owner. Mutation documents can be used to establish proof of ownership. 5. Occupancy Certificate: Local authorities inspect a property to verify whether it is fit for occupancy and if all building regulations and codes have been followed. Before buying a property, NRIs need to ensure it has been issued a proper occupancy certificate. This can help them avoid future legal issues. 6. Goods and Services Tax (GST): If an NRI is buying an under-construction property, they must understand their liability regarding the Goods and Services Tax. They need to pay the applicable GST on time to ensure compliance with the country’s tax laws. 7. Real Estate Regulatory Authority (RERA): It was established to ensure transparency in property transactions. The provisions under RERA protect property buyers from being misled by false information from builders. Therefore, NRIs must ensure that the property they choose is registered under RERA. Such registration ensures that the property is being developed and sold in adherence to RERA guidelines. How to select senior-friendly furniture? Tips by Serene Amara by Columbia Pacific

August 29, 2023

senior-friendly furniture

When selecting furniture for seniors, careful consideration must be given to factors such as comfort, size requirements, and lifestyle. The ideal senior-friendly furniture should feature armrests, high seats, and low tables, ensuring seniors can navigate and use them comfortably. As one of the leading retirement homes in India, we share some of the useful insights about buying furniture that are perfect for seniors. 1. Ergonomic furniture: Ergonomically-designed furniture plays an important role in enhancing the comfort and well-being of seniors. For optimal support, seniors should buy chairs and beds that provide adequate support to the spine and back. This ensures comfortable resting without placing undue strain on the body. When selecting cushions, it is important to choose firm ones that offer stability while still providing sufficient comfort. Seniors should buy furniture that include adjustable features such as reclining backrests and adjustable footrests. These features help seniors customise their seating or resting positions. 2. Ease of accessibility and mobility: Seniors should select furniture that promotes easy access and movement. They can buy furniture pieces with appropriate heights, ideally around 18 to 20 inches. These furniture items help seniors sit and stand without excessive strain on their lower back and knees. However, it is important to note that the exact height requirements may vary depending on individual needs and preferences. So, it is recommended that seniors try out different options to find the most suitable height for their specific comfort and ease of use. 3. Safety is important: When buying furniture, seniors should look for features such as rounded edges or padded corners to minimise the risk of accidental injuries caused by sharp edges. Furniture with non-skid materials or rubberised feet helps prevent slips and falls. Also, the furniture should be sturdy and heavy enough to provide a stable sitting or lying experience. Seniors should check the frame of the furniture to ensure it is durable and can support their weight easily. 4. Easy-to-maintain furniture items: When it comes to selecting furniture, seniors should consider materials that are stain-resistant and easy to clean, such as leather or microfiber. These materials allow for quick and effortless removal of stains with just a simple wipe, reducing the need for extensive cleaning or specialised products. Seniors should also avoid furniture with intricate designs or excessive detailing, as they can accumulate dust and be challenging to clean thoroughly. 5. Storage solutions: Efficient storage solutions help seniors maintain organised and clutter-free living spaces. When choosing furniture, seniors should consider pieces that offer built-in storage options, such as box beds or coffee tables with drawers. These furniture choices allow seniors to conveniently store essential items such as books, medications, or remote controls within arm’s reach. Also, the stored items remain protected and free from dust, adding an additional advantage to the use of these storage spaces. Leading retirement homes in India prioritise layouts and designs that cater specifically to the needs of seniors. What should be included in health screening for seniors? Useful insights by one of the leading independent senior living facilities in India

August 15, 2023

Categories : Senior Living | Senior Living Guide

health screening for seniors

Regular health screenings for seniors play an important role in detecting potential health issues, identifying risk factors, and initiating early interventions. As individuals age, their healthcare needs change, making these screenings even more significant. As one of the leading independent senior living facilities in India, we share a list of tests that should be included in health screenings for seniors: 1. Blood pressure measurement: As individuals age, they become more vulnerable to hypertension (high blood pressure), a condition that raises the likelihood of heart disease, stroke, and other cardiovascular complications. Regular monitoring of blood pressure enables healthcare professionals to identify and effectively manage hypertension at an early stage, significantly reducing the risk of severe health complications. 2. Diabetes screening: Seniors are susceptible to developing diabetes due to age-related factors, sedentary lifestyles, and genetic predisposition. Regular screening plays an important role in timely detection, allowing for early intervention and effective management of the condition. Neglected or uncontrolled diabetes in seniors can lead to severe consequences, including an elevated risk of heart disease, stroke, kidney problems, nerve damage, and other complications. 3. Liver function test: With age, the liver’s function may decline, making seniors more susceptible to liver diseases such as fatty liver disease, hepatitis, or liver cancer. Regular liver function tests help detect any abnormalities or changes in liver enzymes, indicating potential liver damage or dysfunction. Apart from this, seniors often have multiple comorbidities and may be taking medications that can affect liver function. Certain medications can cause liver toxicity or interact with the liver’s metabolic processes. Monitoring liver function allows healthcare professionals to assess the liver’s ability to metabolise medications and adjust dosages if necessary. 4. Kidney function test: A kidney function test reveals irregularities in kidney functions, including higher levels of creatinine or reduced Glomerular Filtration Rate (GFR). Seniors who have health conditions such as heart problems, high blood pressure, or diabetes are more likely to have kidney issues. Regular monitoring helps doctors act quickly to provide the necessary care. 5. Lipid panel: Lipid panel tests reveal the presence of excess triglycerides and bad cholesterol in the body. These tests are particularly important for seniors who are taking medication for cholesterol and heart conditions. By analysing the results of the lipid panel test, medical professionals can assess the effectiveness of the current drug and dosage. If necessary, they can make changes or adjust the medication dose to ensure optimal treatment outcomes for seniors. 6. Mammogram: Breast cancer is a common and potentially life-threatening disease for older women. Regular mammograms help in the early detection of breast cancer by identifying any abnormal changes or lesions in the breast tissue, even before they can be felt during a physical examination. 7. Prostate-Specific Antigen (PSA) Test: For seniors, regular PSA test is essential for early detection of prostate cancer. These tests measure the levels of PSA in the blood. Elevated PSA levels can signal the presence of prostate cancer or other prostate-related issues that may require additional evaluation. PSA testing also enables healthcare professionals to track changes in PSA levels over time, evaluate the advancement of existing conditions, and determine the most suitable course of action. Leading retirement communities in India are dedicated to promoting the overall well-being of seniors, and a key aspect of their comprehensive care approach is the provision of preventive health screenings. Senior living communities understand the critical role that early detection plays in maintaining the health and vitality of seniors. By offering convenient access to various preventive screenings, retirement communities help in early identification of potential health issues. Choosing the right healthcare professional for weight management: useful insights by one of the leading retirement communities in India

August 13, 2023

Categories : Senior Living | Senior Living Guide

healthcare professional for weight management

For seniors, maintaining a healthy weight is important for overall well-being and reducing the risk of chronic diseases. With the help of the right healthcare professional, seniors can access the necessary expertise and support to effectively manage their weight. However, with numerous options to choose from, finding the right healthcare professional can be confusing. To assist seniors in finding the right professional for weight management, we have compiled a list of valuable insights and considerations. These tips can simplify the process and help seniors make informed decisions when choosing a healthcare professional. 1. Credentials and expertise: Seniors must start by considering the credentials and expertise of healthcare professionals. They should look for professionals who specialise in weight management, nutrition, or related fields. Nutritionists and dieticians have specialised knowledge in food and nutrition, making them valuable resources for weight management. Also, doctors, specialising in internal medicine or endocrinology can provide guidance on weight management, especially if there are underlying health conditions. 2. Individualised approach: Weight management is not a one-size-fits-all journey. Good healthcare professionals provide an individualised approach tailored to a senior’s needs, goals, and health conditions. They conduct a thorough assessment of a senior’s medical history, dietary habits, lifestyle, and activity levels before coming up with a personalised weight management plan. Seniors must identify professionals who devote the time and energy to study their circumstances and design a strategy accordingly. 3. Evidence-based practices: Seniors should select healthcare professionals who adhere to evidence-based practices and stay updated with the latest research in weight management. It is important for these professionals to base their recommendations on scientific evidence and incorporate guidelines from reputable organisations such as the Indian Council of Medical Research and the Medical Council of India. By choosing healthcare professionals who follow these guidelines, seniors can have confidence in the safety, effectiveness, and reliability of the recommended treatment plan. They can trust that the advice and plans provided are supported by the scientific community and have been thoroughly evaluated. 4. Long-term support: Sustainable weight management requires long-term support. Seniors must look for healthcare professionals who offer continued guidance and support beyond the initial consultation. Besides developing the weight management strategy, these professionals should also offer continued support and motivation throughout the journey of managing weight. 5. Clear lines of communication: Good weight management professionals are also effective communicators who listen to concerns, answer questions, and offer clear explanations.
